It probably comes as no surprise that property values on Marco Island and Naples generally appreciate on a routine basis. A June 2023 article from the Naples Daily News reported the most recent numbers. In 2021 market values in Collier County increased by 41.4%, and in 2022 Collier County’s market values increased by 18.5%. Specifically, Marco Island values rose 17.6%, while Naples rose 16.8%. Currently, in terms of the collective market value of Collier, the grand total reached $219.6 billion, up from $185.3 billion in 2022. New construction added to market value in a substantial way, to the tune of $430 million in Naples and more than $200 million on Marco Island. The appraiser's market value is different from the tax collector’s taxable value; taxable value county-wide rose by 12.7%, specifically 12.8% on Marco Island and 10.7% in Naples. The collective taxable property value in Collier County this year is $137.7 billion.
Here is an indicator of Marco Island real estate activity so far this year, comparing the first six months of closed sales for 2022 and 2023, January through June.

Most recent demand, according to a report on Realtor.com, shows buyers interested in the Marco Island/Naples area come from the following metro areas: #1: the Greater NY area; #2 the Greater Chicago area; #3 the Greater Miami area; #4 Cape Coral/Fort Myers; #5 Greater Atlanta area; #6 Greater Boston area; #7 Greater Washington DC area: #8 Greater Philadelphia area; #9 Greater Detroit area; and finally #10 the Greater Tampa area. Due to the 'snowbird' nature of our market, the economic situation of our area is often distinct from the national market.

As a response to pushback, confusion, and numerous lawsuits (4 currently), the City of Marco Island delayed enforcement of ordinance 22-08 AKA the short-term rental ordinance until January 2024. As always, we will continue to keep an eye on how this ordinance develops.
As much as we anticipated inventory to grow when our typical season was over, it has remained quite steady at 444 total units for sale on Marco Island compared to 449 in April when we sent our last newsletter. Our market is still considered a seller’s market based on that low inventory, but buyers seem to be slower to commit. Insurance woes and increased carry costs have become a factor in decision-making.
