Greetings from -The Waldren Team,

I am very proud to have expanded my real estate business with the addition of my children, Michael and Farrah. Both are Marco Island natives and Florida licensed Realtors. They have grown up observing me as a Realtor for most of their lives. The decision to add them was largely based on what they could bring to the business to advance it for many years to come. They say of “older” Realtors – they don’t retire they just do less business. That is what I thought my future…way into the future, would hold. And then, after years of considering growing my business by becoming a team, the three of us realized we were all on the same page and ready to take on this new venture.

Michael and Farrah most certainly have technology, marketing, social media and expert computer skills, and the work they have done to enhance my existing business has been a welcome and liberating experience for me. I no longer have to worry I am lagging behind in those ‘techy’ areas that before now were so daunting for me.

We are members of the Marco Island Chamber of Commerce, and as such we are allowed to display marketing materials in the Chamber office for newcomers to the Island. I have included a copy of our Chamber brochure, produced by Michael and Farrah, which has useful information for newcomers and seasoned Islanders alike, as well as a bit about us.

Market Update

The current Marco Island inventory of active listings is 382 units; 159 single-family homes, 138 condos, and 95 lots. In the past 60 days, there have been 88 closed sales; 31 single-family homes closed with a low of $746K and a high of $4M, 54 condos closed with a low of $217K and a high of $4.3M, and 3 lot closed with a low of $270K and a high of $3M.                                              

The current Naples inventory (all of Naples) of active listings is 3,317 units, 1,505 single-family homes, 958 condos, and 854 lots. In the past 60 days, there have been 1,277 closings in all of Naples; 586 single-family homes closed with a low of $149K and a high $29,950,000, 662 condos closed with a low of $55K and a high of $11,950,00, and 69 lots closed with a low of $32K and high of $2.7M.

Insurance Rates – Condo Fees

It seems wherever you live, insurance rates are increasing; single family home and condominium rates in Florida are most definitely. If you live in a condo, 2023 fees will most likely go up because your condo associations master insurance policy has seen an increase. You will probably also see an increase in your personal homeowner’s insurance when it renews. The state of Florida has just passed a law making it mandatory for all condominiums 30 years old and three stories or higher, or 25 years old and within 3 miles of the coast, to have a required structural integrity inspection. Most definitely a consequence of the Sunrise, FL condo collapse. This inspection would need to be conducted by a licensed engineer or architect by December 31, 2024, and then every 10 years thereafter. There are 10 structural elements it identifies and each must be separately accounted for in the reserve study. The condo association must reserve 100% for the 10 items, and cannot waive to reduce reserves for those items. The law is known as – Florida Statute Chapter 553 Section 899- Structural Integrity Reserve Study.
